For Sale – Selling Services

When you Instruct Tate Residential to sell your property we give you a fully comprehensive service to keep you updated and informed.

It is our aim to guide you effortlessly through all aspects of selling, marketing and moving to ease your burden and achieve the best price for your property. We do this by undertaking the following:-

1. Free appraisal of your property for sale, including recommendations on how to present your property to enhance the chances of achieving the best sale price.

A written statement with our marketing recommendations as well as our full Terms and Conditions of Service for your consideration. We will then follow this up with a telephone call to ensure that all your questions and queries are answered.

2. On instruction we will prepare the draft Particulars for your approval, confirm any relevant details that still need clarification, take photographs of the property and market your property by:-

  • Through our connections with corporate relocation agents
  • Search our data base of Applicants which is updated daily.
  • Using our High Street Window
  • The marketing of your property on the web. (tateresidential.co.uk, onthemarket.co.uk, primelocation.com, zoopla.com and rightmove.com)
  • Erect a ‘For Sale Board’

3. Every week we will phone or email you to update you on the marketing and response for your consideration.

4. Report any offers verbally and given in writing (as soon as is practical to do so) for you full consideration.

5. Confirm in writing any offers accepted and follow up any queries that may be raised in a purchaser’s homebuyers report or survey. If necessary arrange for quotations to tackle any reasonable defects for both Vendors and Purchasers consideration

6. Liaise with the Client and the Client’s Solicitor where necessary.

7. Where Clients need help with moving or similar property transfer problems we are always happy to assist the Vendors or Purchasers to book removal companies or similar services to ease the moving process.

Letting Services

Tate Residential has carefully prepared four levels of service for you to choose from. The aim for all of our services is to provide a quality product tailored to your needs so that you obtain the right service for your requirements. The services are summarised as follows:-

Let Only

  • Visit the property and appraise it for rent achievable and works required
  • Prepare details to be circulated
  • Find a tenant and negotiate the terms on your behalf
  • Take up references on the proposed tenants
  • Collect the first month’s rent and deposit
  • Hold the deposit as stakeholder for term of the tenancy
  • Arrange for an independent inventory company to prepare an inventory and check the tenant into the property.

12% of rent (10% plus VAT)

Let Only with Rent Collection Service

In addition to the Let Only service we include:

  • The collection of rent
  • Monthly accounts for your records
  • Handling of FICO tax registration

14.4% of rent (12% plus VAT)


This can be stand alone or combined with the Let Only and Rent Collection services we include:

  • The Management of all leasehold issues
  • Arranging all leasehold repairs
  • Provide monthly accounts
  • Regular property visits

Stand alone 8.4% of rent

Full Management including FREEHOLD MANAGEMENT

In addition to the Let Only, Rent Collection and Management services we include:

  • Deal with the Freehold Issues
  • Capital repairs
  • Insurance Claims (free of charge to the Landlord)

20.4% of rent (17% plus VAT)

This does not include the following unless otherwise instructed and agreed:

  • Deal with Capital (improvements) repairs
  • Renewal of insurance premiums unless directly instructed to pay by the Landlord
  • Provide a key holding service for the property while it is vacant
  • Arrange for remedial works prior to lettings of the property
  • Valuation for insurance
