Selling Services

When you Instruct Tate Residential to Sell your property we give you a fully comprehensive service to keep you updated and informed.

It is also our aim to guide you effortlessly through all aspects of selling, repairs, marketing and moving to ease your burden and achieve the best price for your property. We do this by undertaking the following:-

1. Free appraisal of your property including recommendations on how to present your property to enhance the chances of achieving the best price.

A written statement with our marketing and price, recommendations as well as our full Terms and Conditions of Service for your consideration. We will then follow this up with a telephone call to ensure that all your questions and queries are answered.

2. Arrange for the Home Information Pack (HIPS) to be instructed either directly by the vendor or through Tate Residential.

3. On instruction we will prepare the draft Particulars for your approval, confirm any relevant details that still need clarification, take photographs of the property and market the property by:-

  • Using our High Street Window
  • Advertising the property for sale on tateresidential.co.uk, Primelocation, Findaproperty and PropertyFinder.
  • Erecting a For Sale Board
  • Searching our data base of Applicants which is updated daily.

4. Every week we will phone or email you to update you on the marketing and response for your consideration.

5. Report any offers verbally or given in writing (as soon as is practical to do so) for you immediate consideration.

6. Confirm in writing any offers accepted and follow up any queries that may be raised in a purchaser's homebuyers report or survey. If necessary arrange for quotations to tackle any reasonable defects for both Vendors and Purchasers consideration

7. Liaise with the Client and the Client's Solicitor where necessary.

8. On exchange raise our fee invoice for settlement by the Vendors Solicitor.

9. Where Clients need help with moving or similar property transfer problems we are always happy to assist with helping the Vendors or Purchasers to book removal companies or similar services to ease the moving process.

Letting Services

Tate Residential has carefully prepared four levels of service for you to choose from. These quality product are tailored to your needs so that you obtain the right service for your requirements. The services are summarised as follows based as a percentage of the Gross Passing Rent for the property for the duration of the time the Tenant remains in occupation of the property.

Tenant Finding (10% plus VAT)

We will:

  • Visit the property and appraise it for rent achievable and works required
  • Prepare details to be circulated
  • Find a tenant and negotiate the terms on your behalf
  • Take up references on the proposed tenants
  • Collect the first month's rent and deposit
  • Administer the deposit under the 'Tenancy Deposit Scheme' for the term of the tenancy
  • Arrange for an independent inventory company to prepare an inventory and check the tenant into the property.

Let Only with Rent Collection Service (12% plus VAT)

In addition to the Let Only service we include:

  • The collection of rent
  • Monthly accounts for your records
  • Handling of FICO tax registration

Management (15% plus VAT)

In addition to the Let Only with Rent Collection service we include:

  • The Management of all leasehold issues
  • Arranging all leasehold repairs
  • Provide monthly accounts
  • Regular property visits.

Management Plus (17% plus VAT)

In addition to the Let Only with Rent collection and Management services we:

  • Deal with Capital repairs
  • Deal with Freehold issues
  • Provide a key holding service for the property while it is vacant
  • Arrange for remedial works prior to letting of the property
  • Administer insurance claims in conjunction with the landlord free of charge

For all of these services The tenants will be responsible for the cost of their own referencing. Tenancy Agreements are an extra chargeable item of which the Landlord will currently be responsible for a cost of £100.00 plus VAT per tenancy Agreement
